Buildings that have been under-maintained need real money rather than paint. We scope works properly, use licensed trades with permits where required, and prioritise the things tenants actually notice and the systems that cause expensive failures later.
Stable income comes from tenants who stay, and tenants stay where repairs get answered. Properties are leased on written terms with consistent criteria applied in line with fair housing law, and maintenance is scheduled rather than deferred until something fails.
